Is my building electrically safe?
Due to the age of buildings and the constant change in use, a building can go from being compliant to non compliant very quickly and without anyone being aware of the hazard they have created. A number of simple checks can be made by yourself to do a basic audit to see if there are any potential problems.
We find that buildings can be altered physically (moving / changing walls) or electrically by changing the system required from one tenant to another or by use of rooms in a building that requirements for use change.
An example of a hazard that is common in older buildings is where a dedicated switchboard room has been altered or its use changed which has created a hazard for the switchboard. People in general may not be aware that this change has happened and if there was to be problem then liability can be placed on the current tenant of the building.
We are currently developing a litmus test for self application for tenants and building owners. Additionally we are developing an audit process where the Electrical Institute can come to your building and complete a report for you.
